Barking Riverside is already home to a diverse and vibrant community of over 6,000 residents. Existing amenities and assets include five schools, one of which is an Ofsted Outstanding secondary school; two community hubs; cycling and walking routes; open spaces and play parks; state-of-the-art recycling and waste management facilities; and a rolling calendar of social activities, including resident-led events and festivals.

The delivery of Barking Riverside is led by master developer Barking Riverside Limited, a joint venture between the Mayor of London and L&Q housing association.

The Barking Riverside project is strengthened by delivery partnerships with Transport for London, Uber Boat by Thames Clippers, Bellway Homes, and the London Borough of Barking and Dagenham. Barking Riverside is growing to 20,000 homes, supporting the Government’s ambitions for thousands of vitally needed homes

The site has already delivered over 2,700 new homes, and now a new planning application has been submitted to enable the delivery of up to 20,000 homes.

The master developer, Barking Riverside Limited (BRL) – a partnership between the Mayor of London and housing association L&Q – has recently submitted one of the UK’s largest planning applications to the London Borough of Barking and Dagenham, seeking to increase the overall size of Barking Riverside to up to 20,000 homes. This would make Barking Riverside London’s largest development in single ownership.

Barking Riverside is comprised of 443 acres of brownfield land – an area larger than Hyde Park – on a site formerly occupied by the historic 1920’s Barking Power Station.

Barking Riverside is a prime example of a new town in London, a pioneering partnership delivering thousands of new homes for Londoners.
It’s an inspiring model of how to fix our housing crisis, with new public transport connections, schools, green spaces and a town centre making this a blueprint for how the next generation of English new towns could work.

I’m determined to do everything in my power to continue boosting homebuilding across London, as part of my plan to build a fairer, more prosperous city for all Londoners.

Sadiq Khan

Mayor of London

The UK is in the grips of a housing and affordability crisis, which is getting worse. That has to change, and projects like Barking Riverside are part of the solution. This growing neighbourhood is delivering well-designed affordable homes and community infrastructure at scale. It is also a mission to create social and economic benefits, reduce inequality, and enable people to live better lives.

We believe Barking Riverside could be a blueprint for brownfield development across the country. None of this would be possible without partnerships, from L&Q and the Mayor of London to the many others contributing to the success of this place. Delivering the proposed new homes and infrastructure will be a wonderful next step at this exciting new neighbourhood.
